<h2>About Bundamba (from Wikipedia)</h2>
<p><b>Bundamba</b> is a large suburb of Ipswich, Queensland, Austra<wbr />lia.</p>
<p>Bundamba stretches from the Bremer River to the north, across Brisbane Rd, the main arterial link to the Ipswich Motorway, to the Cunningham Highway in the south. The suburb consists of residential and industrial areas, with a variety of shops lining Brisbane Rd.</p>
<p>The origin of the suburb name is from the Yugarabul Aboriginal language meaning place of the stone axe.</p>

<p><span style="font-size: medium;">Bryan: Okay, Bryan here from Stroud Homes, I’m just here with Luke Buckle at Bundamba from Ray White. Luke’s just moved into a new premises. Luke, how are you finding it?</span></p>
<p><span style="font-size: medium;">Luke: Yes, very excited about the move. It’s a big change, big step up. At the end of the day, we were in a smaller 45 square meter office and we’ve moved up to something that’s just a tad shy of 100 now, including mezzanine storage. It’s certainly a step in the right direction, got a lot of faith in the market down here in the direction of Ipswich. As we all know, everything is heading west, you go east, you bump into water, you go north, you’ve got pine trees and you go south and you’re over the border. There’s not much where else to go but down this way. </span></p>
<p><span style="font-size: medium;">Bryan: Excellent mate, you’ve still maintained your good visual location as well?</span></p>
<p><span style="font-size: medium;">Luke: Oh, certainly, look, it’s a standard location on the corner and it’s not blink and you miss it location and it’s a big investment for us into the area. I mean it’s just showing our … I suppose our confidence in what’s being presented here in this local market. </span></p>
<p><span style="font-size: medium;">Bryan: Absolutely, now speaking of the local market, how have you found things this year? </span></p>
<p><span style="font-size: medium;">Luke: It’s been a topsy-turvy market, I wouldn’t say it’s a 1929 share market crash but it’s certainly … the fudge has been taken out of the market and it’s a very truthful and wholesome market. It’s more of a needs not a want. As much as you want everything that your heart desires, it’s becoming a need so if you need a roof over your head you purchase it. </span></p>
<p><span style="font-size: medium;"> With saying that, it’s given some opportunities for investors to pick up on the right on the rock bottom pricing, which is something that sort of hasn’t happened in the last five, six years so it’s a fantastic opportunity especially with some of this new stuff. I mean even the new land that’s out and about, I mean picking up 100 square meter blocks, great estates, fully benched, all services in one [inaudible 00:01:45] five minutes from Woolworths. </span></p>
<p><span style="font-size: medium;">Bryan: I bet that is good pricing when you consider some of the other estates that are closer in around the city if Brisbane. You are sometimes talking around three and three fifty square meters. </span></p>
<p><span style="font-size: medium;">Luke: Oh, well that’s right, look big enough for a caravan and I think that’s the big difference down here in Ipswich. </span></p>
<p><span style="font-size: medium;">Bryan: Yes, absolutely, so what have you got here? Anything of light that you’ve picked up? I know you’ve got bits and pieces of land right around the place but as far as smallish estates, have you picked up anything of late?</span></p>
<p><span style="font-size: medium;">Luke: Oh, we have, we’ve picked up on an estate here based in Bundamba, Bergins Rise, it’s certainly a lovely little prospect, high, dry, no flood issues. At the end of the day, like I said, if anything … a lot of the stuff here in Ipswich is always five minutes from your local Woolworths. The joy of one, which is ever expanding, that’s moving into a lot of industries around mining and electrical trades it sort of will be a wholesome industries also, so cookery, nursing, and that’s hardly five minutes from this estate. </span></p>
<p><span style="font-size: medium;"> You’re looking at Bundamba Secondary College that’s right down the road literally if you’ve got a good eye on you but only about two minutes away. Bundamba State Primary, again, only about four minutes drive, about 15 minutes walk so you really can spot … and also the beauty of it with the new M3/7, I think that’s what they are calling it but also known as the Ipswich Motorway. It’s giving me sort of a, on an evening 25-minute commute on a day without a crash, 35 minutes into Brisbane. </span></p>
<p><span style="font-size: medium;">Bryan: I’ve certainly noticed that coming here over the years; it’s just made such a difference to access. I’ve always thought that’s going to open Ipswich right up. Well Luke, thanks for your time here, I like the look of that new estate you’ve been talking about. I like the way it sounds so hopefully at Stroud Homes we can work together with you and get that one getting on. </span></p>

				<content:encoded><![CDATA[<p>Queensland Stamp duty (also known as Transfer Duty) is essentially a tax on the transfer of property, payable to the Qld Government by the buyer of the property. The following is a guide for the different stamp duty concessions that may be available to<br />
you.</p>
<h2>Who is liable to pay stamp duty?</h2>
<p>All parties to a transaction are liable to pay transfer duty. In most cases, this duty is paid by the purchaser.</p>
<h2>When is stamp duty payable?</h2>
<p>In Queensland you must pay stamp duty within 30 days after the liability arises.</p>
<h2>What are the new concessions?</h2>
<p>With the reinstatement of the home concession, contracts to purchase a home in Queensland entered into on or after July 1, 2012 by home buyers will be eligible for the transfer duty home concession, if they meet the concession conditions.</p>
<blockquote><p>The home no longer has to be the first home of the homebuyer, and can be a new house or one that has been previously occupied. In other words – it&#8217;s not a first home owner&#8217;s grant and it&#8217;s not a new home owner&#8217;s grant.</p></blockquote>
<p>But the home buyers will need to prove that they are individuals and not trustees, and the residence must be occupied as the principal place of residence within one year of the transfer and the occupation as principal place of residence must continue for at least one year from the time it commences.</p>
<p>Where the concession applies, a concessional transfer duty rate of $1 for each $100 or part of $100 will apply to the first $350,000 of the consideration or value of the home. Duty at the general rates will apply to any remaining part of the consideration.</p>
<p>Putting this into numbers – the average homebuyer will save $7,000 and if you think about it you&#8217;d probably have to earn $10,000 or more before tax to have that $7,000, so it&#8217;s a substantial savings for the average homebuyer.</p>
<h2>First Home Buyer Vacant Land Concession</h2>
<p>In regards to vacant land a full exemption from stamp duty is available to first home buyers purchasing vacant land for up to $250,000. A concession will continue to apply on a sliding scale for land over $250,000 (but not more than $400,000), but you must meet the requirements.</p>
<h2>Stamp Duty Calculator – Example for Non First Home Buyer</h2>
<p>Existing House &#8211; $400,000 New Build House ($200,000) and Land ($200,000) &#8211; $400,000</p>
<p>Stamp Duty Due: $12,700 Stamp Duty Due: $5,425 (land only)</p>

<p>Stroud Homes would like to introduce Geoff Kerkow from <a href="http://www.myhomeandtheriver.com.au/">My Home and the River Estate</a>.</p>
<p>Geoff owned and operated PRDnationwide in Beenleigh for 25 years before selling in 2010.</p>
<p>Geoff then formed a syndicate of investors to develop remaining undeveloped portion of the estate at Logan Village known as “My Home and the River”. During his time as a Real Estate Agent, Geoff has become a first class Auctioneer being a finalist in the Real Estate Institute of Queensland Auctioneers Competition.</p>
<p>Geoff is a past president of the Beenleigh Yatala Chamber of Commerce and is now a member of the Logan Country Chamber of Commerce and is currently the Chairman of the Logan Village Settlers Day Committee.</p>
<p>The committee is organsing the 150th celebration of Logan Village to be held at the Village on the 1st September 2013.</p>
<p>Geoff is part of the syndicate developing My Home and The River and is also the sales and project manager.</p>
<p>The estate comprises 263 lots averaging just under quarter acre (1000sqm) and is progressing well. 71 lots have been sold to date.</p>
<p>Geoff is passionate about the estate enhancing the already desirable lifestyle of Logan Village and is determined that the estate will achieve this aim.</p>

<p><span style="font-size: medium;">Geoff: Very well thank you Lisa, very well indeed. Nice to see some sunshine. </span></p>
<p><span style="font-size: medium;">Lisa: It is beautiful, isn’t it and thank you very much for stopping and seeing us today. </span></p>
<p><span style="font-size: medium;">Geoff: It’s a pleasure. </span></p>
<p><span style="font-size: medium;">Lisa: Is it all right if I ask you some questions Geoff about My Home and the River?</span></p>
<p><span style="font-size: medium;">Geoff: Absolutely. </span></p>
<p><span style="font-size: medium;">Lisa: Fantastic, so with My Home and the River’s land there, what’s the minimum land size that you’ve got?</span></p>
<p><span style="font-size: medium;">Geoff: Minimum land lease is 838 square meters. We often say that our smallest block at least twice the size of other blocks in other estates. They range upward from there up to 1,231 and our average is just under a quarter of an acre, 1,000 square meters so good-sized blocks of land Lisa. </span></p>
<p><span style="font-size: medium;">Lisa: The prices Geoff, what would be the cheapest block you’ve got?</span></p>
<p><span style="font-size: medium;">Geoff: Prices now are … working on some specials right now but basically, $235,000 up to $260,000 is the range. </span></p>
<p><span style="font-size: medium;">Lisa: Great price range. </span></p>
<p><span style="font-size: medium;">Geoff: Yes, well, per square meter we are certainly again, the most affordable in any other area compared to other estates per square meter by far. </span></p>
<p><span style="font-size: medium;">Lisa: I know that you got some fantastic services around and shopping centers close by. What’s the nearest shopping center to you and what can people expect?</span></p>
<p><span style="font-size: medium;">Geoff: The Logan village Lisa is … we’ve got a direct connection to Logan Village. Well, I’d better correct that and say, we will have because there’s a bikeway/walkway to be built from the estate that takes you under the bridge back to the village. You can access it now via walkway along the road but talking about the village itself, we’re 10 minutes walk from both McGuire’s Hotel, primary school, the preschools and the Woolworths of … the shopping center is advanced now with the reconstruction of that shopping center. They hope to open a new shopping center by September, which coincides with the 150</span><sup><span style="font-size: medium;">th</span></sup><span style="font-size: medium;"> celebration of Logan Village so it’s an exciting time at Logan Village. </span></p>
<p><span style="font-size: medium;">Lisa: There’ll be walking distance to Woolworths? </span></p>
<p><span style="font-size: medium;">Geoff: Absolutely, yes, yes. </span></p>
<p><span style="font-size: medium;">Lisa: Brilliant, that’s fantastic. With the blocks of land there Geoff, do they have town water or sewerage? What can you expect when you’re building?</span></p>
<p><span style="font-size: medium;">Geoff: They’re fully serviced, we’ve got town water, underground power, full sewerage, it’s all NBN connected so they’ll be straight on the NBN connection. Of course, they’ve all got access to a riverside parkland. I mean there’s about … and I say about, all together, there’s 71 acres of riverside parkland, which all of the residents will have direct access to, which then takes them through to the village. All services are there as well as natural parkland. </span></p>
<p><span style="font-size: medium;">Lisa: Lovely and here at Stroud Homes, we love building at My home and the River because of such easy access for serviceability for building out there at the blocks. What’s your favorite plan of Stroud Homes? </span></p>
<p><span style="font-size: medium;">Geoff: Lisa, I like all those Stroud Home plans but my favorite is the Kentucky 348 with the mountain façade. It’s something that I think fits in very nicely with the estate as well, a good country feel and it’s just something a little different, something a little bit special. </span></p>
<p><span style="font-size: medium;">Lisa: Great, that’s my favorite as well. I love the mountain facades on all of our designs. Look Geoff, thank you so much for taking the time to speak to us today. </span></p>

<p>Four surgeons are discussing who makes the best type of surgery patient.</p>
<p>The first surgeon says, &#8220;I like to see accountants on my operating table,<br />
because when you open them up, everything inside is numbered.&#8221;</p>
<p>The second responds, &#8220;Yeah, but you should try electricians! Everything inside them is color coded.&#8221;</p>
<p>The third surgeon says, &#8220;No, I really think librarians are the best; everything inside them is in alphabetical order.&#8221;</p>
<p>The fourth surgeon chimes in: &#8220;You know, I like construction workers -<br />
they seem to understand when you have a few parts left over at the end and when<br />
the job takes longer than you said it would.&#8221;</p>
